What each channel charges Australian parks
Published or usual rates. Yours is on your contract or last commission invoice.
| Channel | Commission | Good to know |
|---|---|---|
| Booking.com | Around 15% | Your contract sets the rate. Visibility programmes such as Preferred Partner add to it. |
| Expedia and Wotif | Around 15% | Expedia raised its standard Australian rate from 12% to 15% after it bought Wotif. Your contract sets yours. |
| Airbnb | 15.5% | Most hosts pay a single 15.5% fee, and hosts who connect property management software have no other option. |
| Hipcamp | Set by property type | Listing is free, and commission applies to confirmed bookings only. Hipcamp shows your rate when you create the listing. |
| Bookeasy (Book Australia Marketplace) | 15% | Applies to Book Australia Marketplace bookings. Bookings on your own website through Book Direct pay none. |
How the numbers are worked out
Commission is your OTA nights times your nightly rate times the commission rate. Unless you enter nights sold, we count them as sites times occupancy times 30.4 days a month.
Each stay that moves to your own booking page saves its commission and costs Stripe’s card fee instead: 1.7% + 30c for an Australian card, more for an international one. We take off the Spacecamps plan your site count needs, at its Australian price incl. tax. New Zealand parks pay their own price.
Rates are before GST. A GST-registered park can usually claim back GST an OTA adds to its invoice.
Why school holidays cost the most
Commission is a share of the stay, so your dearest nights cost the most. A school-holiday week on a powered site at $70 a night comes to $490, and a 15% commission on it is $73.50. You would probably fill those nights without an OTA.
Families who come back every year move to direct most easily. Hand them your booking link at check-out, and next year’s stay costs a card fee.
Questions park owners ask
- How much does Booking.com charge a caravan park?
- Usually around 15% of what the guest pays, on every stay Booking.com sends you. Your contract sets the exact rate, and Preferred Partner and other visibility programmes add to it. On a three-night powered-site stay at $55 a night, 15% is $24.75.
- How much does Hipcamp take from a caravan park?
- Hipcamp takes a commission on confirmed bookings only, and listing is free. The rate depends on your property type. Hipcamp shows it when you create your listing, and you can enter it in the calculator above.
- How much does Airbnb charge hosts in Australia?
- Most hosts pay a single 15.5% service fee, taken from the payout. Hosts who connect property management software must use it.
- What commission does Bookeasy charge?
- 15% on bookings through the Book Australia Marketplace. Bookings on your own website through Bookeasy’s Book Direct pay no commission.
- How do I work out what OTAs cost my park?
- Multiply your OTA nights by your average nightly rate and the commission rate. A park that sells 200 OTA nights a month at $55 pays about $1,650 a month at 15%, or $19,800 a year.
- Does a direct booking cost anything?
- Through Spacecamps it costs Stripe’s card fee (1.7% + 30c for an Australian card) and no commission. The plan is a flat A$59/month incl. tax in Australia (NZ$69/month incl. tax in New Zealand) for up to 100 sites, however many nights you sell.
Keep the commission on your direct bookings
Guests book and pay on your park’s own Spacecamps page. It’s a flat A$59/month incl. tax in Australia (NZ$69/month incl. tax in New Zealand) for up to 100 sites with no commission, and your OTA stays can sit on the same calendar. Start with a 30-day free trial.
